The offer price comes from recent comparable sales, not from what the listing agent hopes. Conditions, deposit, and timelines get structured to protect you while keeping the offer competitive for the market you are actually in.

The Alberta advantage

The math is different here.

Buyers arriving from Ontario or BC often plan for closing costs that simply do not exist in Alberta. That difference is real money, and it belongs in your budget from day one. Land transfer tax

Alberta charges no land transfer tax. On a $700,000 purchase, an Ontario buyer pays roughly $10,000 in transfer tax and a Toronto buyer about twice that. Here you pay land title registration fees instead, a small fraction of those amounts.

No PST in Alberta. Furniture, appliances, renovations, moving services: everything around the purchase costs less than it would in provinces with harmonized or provincial sales tax.
