Most Canadian mortgages amortize over 25 years, with 30-year amortizations available in some cases, including insured mortgages for first-time buyers and new builds. A down payment of 20 percent or more avoids mortgage default insurance; below that, the insurance premium gets added to the loan.

One line item you can leave out in Alberta: land transfer tax. There is none here, unlike Ontario or BC, which is one more reason out-of-province buyers find their budget stretches further. The full cost picture is covered under buying with James.
