What I actually do, item by item.

Most listing presentations stay vague on purpose. This one does not. These are the things I do, and in several cases pay for, on the homes I list.

    Pre-list walkthrough

    An initial walk through of your home that flags the small, inexpensive, simple projects that make it more saleable, and only those. Work that will not pay back does not make the list.

    Buyer's-eye problem check

    I look for the issues and problems I know a buyer will find, so we can address them ahead of time, before we list, instead of negotiating them under pressure later.

    Staging consultation, on me

    I pay for a 1 to 2 hour meeting with my staging consultant. She works with you to stage the home using your own items, rearranging furniture and decor, suggesting minor but effective tweaks, and recommending inexpensive touches that make a noticeable impact.

    Window and exterior cleaning

    I cover cleaning for interior and exterior windows, screens, and tracks. When the exterior genuinely needs it, power washing too.

    Full listing media

    Professional photography, drone, virtual walkthrough, measurements, and floor plans. Every listing, not just the expensive ones.

    Inspection prep walkthrough

    Before a home inspection I come out again to see if we can address anything an inspector is likely to find, so the report holds no surprises.

Before you list

Know your number before anyone else does.

Start with the home value estimate, which computes a value range from recent MLS® sold data, then follow it with a free in-person evaluation that accounts for condition, upgrades, and the things an algorithm cannot see. If you are months away from a decision, Street Match emails you when a home on your street sells, and the sold prices section shows what your community is actually closing at.

None of this commits you to anything. Many seller relationships here start six months before the sign goes up, and the ones that start early tend to close better.

How does the commission work on a sale?

We agree on a commission rate up front, in writing, before the listing goes live. It comes out of the sale proceeds at closing. The exact rate depends on the property and the marketing approach, and we walk through the numbers in the first call so there are no surprises.

Is it too early to talk if I might list in six months?

Not at all. Many seller relationships start months before the listing goes live. We use that time to plan prep work, watch comparable sales, and pick the right window to launch. No pressure, no rush.

What's the process for pricing my home?

It starts with the recent comparable sales in your community, then layers in the current active competition and a strategy that fits your timeline. You see the comparables and the math. The price is your decision.

What does the marketing look like on my listing?

It depends on the property, but typically: professional photography, paid social, video and drone where they add value, the MLS® System with full syndication, and targeted outreach to agents with buyers in your price band. Pre-listing staging guidance is part of the prep.

How long does selling typically take in the Calgary area?

It depends on price, condition, presentation, and the time of year. Spring tends to move fastest, and acreage properties run on a longer clock than city homes. A free evaluation gives you a realistic read for your property and the current conditions.

What if I want to sell before I buy, or buy before I sell?

Both work, with different trade-offs. Selling first gives you certainty on your equity but creates timing pressure. Buying first gives you flexibility but ties up capital. We talk through the math, your risk tolerance, and timing options, then build a plan that fits.
