The commercial market is bigger than the MLS® shows.
Unlike residential, a large share of commercial listings are never posted to the MLS® System. Knowing where the rest of the market lives, and how to approach it, is most of the game.
Why you cannot see everything in one place.
Residential real estate has one nearly complete database: the MLS® System. Commercial does not work that way. Many commercial agents market their listings privately, through their brokerage websites, commercial-only platforms, property management companies, and their own networks. A retail bay, an industrial condo, or a development parcel can trade without ever appearing in a public MLS® search.
That is not a flaw in this website. It is how the commercial market operates everywhere. The practical answer is to search more than one place, and to have someone whose job is knowing where to look.

The largest commercial marketplace in North America. Many Calgary-region brokerages post here first, or only here.
Brokerage and property management sites
Commercial brokerages and property management companies often market their own inventory only on their own websites. If you are watching a specific corridor or property type, these are worth checking directly, or tell me what you are looking for and I will do the watching.

Whichever site a commercial listing sits on, the seller or landlord almost always offers compensation to the agent who brings the buyer or tenant. That means I can represent you on a listing you found on Spacelist, LoopNet, or a brokerage's own site, usually at no cost to you, with someone on your side of the table for pricing, due diligence, and negotiation.
